Job Title: Sr. Paid Media Manager (SEM)

Location :  Remote OK - If living within 31 miles of Santa Ana, CA or Austin, TX will need to be able to work a hybrid schedule

Pay: up to $120K/yr + Full Time Benefits.

Summary: The Senior Manager, Paid Media (SEM) is responsible for driving the strategy, execution, and performance of acquisition programs across search platforms including Google Ads, Microsoft Ads, and other high intent channels. This role focuses on efficiently scaling lead volume, managing significant media investment, and optimizing performance against CAC, ROAS, and payback targets. Success in this role requires strong analytical rigor, deep hands on search platform expertise, and the ability to turn data and attribution insights into sustained, scalable growth.

Responsibilities

Responsibilities Essential Duties and Responsibilities:

  • Lead planning, execution, and optimization of paid search campaigns across core acquisition platforms including Google Ads, Microsoft Ads (Bing), and other related channels.
  • Own and grow the assigned paid search acquisition channel, with full responsibility for performance management including pacing, quality, volume, and return metrics.
  • Design and execute platform specific media strategies including campaign structure, audience segmentation, bidding models, and budget allocation frameworks.
  • Manage hands on campaign setup, trafficking, audience segmentation, bidding strategies, and budget allocation to drive efficient lead acquisition at scale.
  • Ideate and develop direct response creative angles, partnering with Creative to brief, test, and iterate performance driven messaging based on platform data.
  • Own forecasting, budget pacing, and performance reporting for high spend acquisition programs, ensuring efficient deployment of budget against performance targets.
  • Plan, execute, and evaluate structured experiments across keywords, bidding strategies, audience signals, ad copy, and landing pages to improve lead quality and conversion efficiency.
  • Analyze spend efficiency, conversion performance, and customer value to optimize against CAC, ROAS, and payback objectives.
  • Own tracking and link operations including UTMs, pixel implementation, conversion event mapping, offline uploads, and QA to ensure accurate attribution and clean performance data.
  • Ideate and develop direct response creative angles, partnering with Creative to brief, test, and iterate performance driven messaging based on platform data.
  • Monitor end to end performance from search impression through lead submission and downstream outcomes, identifying trends and optimization opportunities.
  • Partner with internal teams to develop and optimize landing experiences and acquisition funnels.
  • Provide strategic guidance on scaling, optimizing, or sunsetting campaigns, keywords, and bidding strategies based on performance insights.

Qualifications

  • Minimum 7 years of experience in performance-driven digital acquisition, with a strong emphasis on channel growth and lead generation.
  • Deep expertise in paid search platforms such as Google Ads and Microsoft Ads, with the ability to execute or support campaigns across additional paid media channels when needed.
  • Proven experience managing and scaling high-spend, performance-driven acquisition budgets with accountability to CAC, ROAS, and payback metrics.
  • Strong understanding of performance economics, attribution, and end-to-end funnel optimization.
  • Experience planning, executing, and analyzing structured experiments to improve lead quality and conversion efficiency.
  • Solid working knowledge of web analytics and performance measurement tools.
  • Experience in setting up and working with CRO platforms (Optimizely, Google Experiment, VWO).
  • Strong analytical skills with the ability to translate performance data into actionable insights.
  • Ability to collaborate cross-functionally with internal teams and external partners to drive performance outcomes.
  • Highly organized, self-directed, and comfortable operating in a fast-paced, results-oriented environment.
  • For remote employees: reliable high-speed internet connection (recommended 100mb download or ability to connect via ethernet).
  • Mortgage Industry experience is mandatory
