Process a variety of loan types, including FHA, VA, Conventional, USDA, HELOCs, 2nd Mortgages, Home Improvement Loans, Down Payment Assistance/Bond Programs, and Reverse Mortgages.
Accurately calculate income for all borrower profiles, including complex income scenarios.
Maintain clear and timely communication with borrowers, loan officers, and third parties throughout the loan process.
Review and verify all required loan documentation—income, credit, appraisal, title, and more—to ensure completeness and accuracy prior to submission to underwriting.
Obtain and validate key documents such as Verification of Employment (VOE), Verification of Deposit (VOD), and credit reports.
Manage and prioritize daily pipeline to meet company turn-time expectations.
Provide proactive status updates and communicate any loan changes to all relevant parties.
Ensure accurate and compliant re-disclosures are issued when applicable, with proper documentation in the loan origination system.
Coordinate closings with borrowers, title companies, and loan officers to ensure a smooth and timely funding process.
Work overtime as needed to support business demand.
Perform additional duties as assigned.
Desired Competencies:
In-depth knowledge of FHA, VA, Conventional, and specialized loan products, including HELOCs, 2nd Mortgages, Home Improvement Loans, Down Payment Assistance, and Bond Programs.
Strong understanding of federal and state mortgage regulations, including TRID compliance.
Advanced ability to analyze complex income scenarios and accurately calculate income from a variety of tax returns and documentation.
Excellent verbal and written communication skills, with the ability to collaborate effectively across teams and with external partners.
Preferred Education & Experience:
5–7 years of recent experience processing residential mortgage loans, with a strong focus on purchase transactions.
Proficiency in Encompass or similar paperless loan origination systems.
Solid understanding of investor guidelines and compliance regulations.
