Position: Construction & Renovation Funder
Pay: $29/hr plus bonus
Location: Remote OK - If living within 31 miles of Tustin, CA or Austin, TX will need to be able to work a hybrid schedule
Position Summary:
Primary responsibilities include preparing and coordinating all final loan documentation for loan closings such as drawing loan documents, auditing loan files and lock confirmations, reviewing loan documents for funding and regulatory compliance, preparing collateral packages for shipment to investors, reviewing funding conditions, initiating funding requests with warehouse banks and communicating final funding figures to escrow.
Duties and Responsibilities:
1. Draw Closing documents and engage escrow/title for closing coordination.
2. Review all loan documents for correct signatures, notary information, title reports, escrow instructions, etc. and to maintain compliance with federal, state (wet and dry) and agency guidelines.
3. Ensure underwriters have signed off on the file prior to doc and/or prior to fund.
4. Prepare final loan documents for closing.
5. Audit initial application, disclosures and HMDA information for accuracy and completeness.
6. Input funding information into the Encompass loan system.
7. Review HUD-1 settlement statement.
8. Prepare funding packages for warehouse lenders.
9. Set up wire for closing agent/title with funding department.
10. Review OTC loans for loan modification and prepare invoices and modification documents
Desired Competencies:
1. Knowledge of funding guidelines and procedures for wet and dry states.
2. Current FHA, VA and Conventional Construction to Perm loan experience, both refinance and purchase.
3. Complete understanding of guidelines as it relates to One-Time Close and Renovation loans
4. Excellent computer, time management and organizational skills.
5. Experience with Encompass360 loan system, or other paperless system.
6. Experience with multiple investors and warehouse lines.
7. Ability to prioritize work and meet funding deadlines.
8. Excellent written and oral communication skills.
Desired Education/Experience:
1. 3-5 or more years' recent experience funding mortgage loans and drawing loan documents.
2. Experience using Encompass360 or other paperless loan system to draw docs and fund.
